Time is Money~~

This is the best buyers market we have seen in over 10 years!!  Don't allow yourself to be one of the many buyers we will hear from this year say, "...why didn't we buy last year??"  We are selling more property than we have in years!!  The prices of available properties are more attractive than they have been in years!!  Many of our closed sale prices are similar to those of 2000 and 2001!!  We are truly at the "bottom" of our market and many buyers are taking the steps to finally acquire the property they have only dreamed of owning before!!  At this point, by waiting to buy it will only cost you more money!!

Sellers....this buyers market is great for you too!!!  With the high number of qualified, "baby boomer" purchasers out there, now is a great time to sell!!  The demand is high for Island properties, the mortgage interest rates are at all  time low levels, the inventories are shrinking daily!!  The few "short sale" properties and "foreclosure" properties that we have to offer on Hilton Head are not always the "best buys" for the buyer!!  The more traditional property sale, the property owned by a seller that bought before the "boom, bubble and bust" are the better buys for purchasers.  That's you!!  Don't wait to call and list the property you have owned for some time and are no longer using like you did in the beginning....call and list the property now!!!   Ownership dynamics change, especially over these past few years...if trying to hold on to that property you bought years ago is just getting to be too much for now, list and sell!!  Time is money~~

From last year~~~Have you heard...

Hilton Head Island is in the news!!! The Wall Street Journal, on January 10, 2011, reported that Hilton Head property sales were up 14% in 2010 over 2009!! Due to many factors; "deep discounts" , "cash purchases", "buyers rising stock portfolios", sales in many vacation areas increased to levels not seen in a very long time. As the Journal stated, "the market for vacation homes, based on local sales data, appears to be booming". Within ten days from the Journal article, Clark Howard on CNN said "this is the time to buy" a second, or vacation, home!! With low interest rates, inventories that have a wide variety of properties at list prices we haven't seen in many years, NOW is truly the time to get involved as a purchaser in this Buyers Market!!

On Hilton Head Island we are selling more property than in the past. Many return visitors, as well as many new- comers to the Island, have been standing on the sidelines waiting for this market. Realizing all the elements have lined up, they are taking the steps to buy additional properties, buy for the first time, and/or buy to "move up" to a property they may not have even considered "before".

The properties that are selling all have 3 main features:

1. Properties that are priced right for this market will sell first
2. Properties that have easy access to be shown by Realtors will sell first
3. Properties that are in updated, neat, clean, and presentable condition will sell first

My sales year in 2010 was the best year in sales I have had since 2005!! Many of my sellers "sold" so they could take advantage of becoming a buyer in this market. These sellers realize if they are taking a loss on the sale, they will surely make up for it on the next purchase. All of my buyers were very pleased with the properties they found to buy at such great prices! Thank you to all of my buyers and sellers and others who worked with me and made my 2010 sales year so outstanding!!
